Modern sustainable houses

We want to maximise the social value we deliver on-site. For each new site, we prioritise placemaking - and look at how we can aid the growth of the new communities that move into our homes.

Our homes are developed with health and wellbeing in mind - taking into account issues such as daylighting, overheating and access to open spaces.

Currently, we are looking at how we measure the social value we provide - both at our factory site in Sherburn-in-Elmet, as well as at each housing development we construct. For example, our work at Bristol Bonnington Walk has identified how this scheme could generate up to £12 million worth of social value.

We place a clear priority on reducing the environmental impact of our developments. We do this in a number of ways.

In terms of climate change, we have a clear plan in place to manage the carbon footprint of our operations and the lifetime footprint of the homes we produce. We have made a clear commitment to ensure our homes achieve net zero carbon before 2030.

All waste that comes from our factory and construction sites is measured and we are committed to ensuring a year-on-year reduction in the amount of waste we produce for each completed home.

We take into account the impact of our developments on a site-by-site basis. Each site is rigorously reviewed to understand its environmental impact. Where issues are identified, we will put in place measures to prevent or mitigate these effects. As part of this process, we will look at site biodiversity - and for each site, we develop a clear plan that sets out how we will promote and/or protect existing biodiversity.

One of the great benefits associated with modular manufacture is we don’t need to spend as much time on-site as with traditional construction methods. This greatly reduces the amount and duration of construction works - meaning issues such as construction noise, dust and traffic are less significant.
